SUSTAINABILITY

GREEN PRINCIPLES

  • Encouraging and promoting excellent pedestrian access and permeability both within the site and the surrounding area
  • Minimising the impact of noise and air pollution
  • Use of renewable energy sources
  • Energy-efficient buildings
  • Reduction of Carbon Dioxide emissions
  • Use of sustainable or recycled material in the construction process
  • Reduced electricity consumption through energy-efficient lighting
  • Incorporation of water saving technologies

BUILDING GREEN

All buildings at the St James Quarter will be designed to be environmentally-friendly with the highest sustainability standards including:

  • Maximum natural light levels
  • Reduced energy demand for heating and cooling
  • Green or brown roofs considered in areas of the development
  • Photovoltaic panels to generate additional on-site renewable energy and promote further carbon emission savings
  • Reduced electricity consumption through energy-efficient lighting
  • Incorporation of water saving technologies

 CONSTRUCTION

  • All timber used will be Forest Stewardship Council certified with at least 75 per cent of timber products used on-site originating from sustainable sources
  • Commitment to source recycled construction materials, such as aggregates, wherever possible

COMBINED COOLING HEAT AND POWER SYSTEM

  • A Centralised Energy Centre – an on-site combined heat and power facility (CCHP) – will be established in an effort to reduce Carbon Dioxide emissions from the new development
  • With all retail, hotels and homes connected to this Energy Centre, 100 per cent of the St James Quarter’s domestic hot water demand and 100 per cent of heating and cooling requirements will be met by the CCHP.   ''Tri generation'' will generate electricity for the national 'grid' which can be sold at a discount to the tenants and residence within St James as a by product to this process.
  • The use of the latest technology and energy efficient building materials, reflects Henderson Global Investors’ commitment to sustainable development and minimising the impact on the environment
